Units are rounded to four decimal places and member values to the currency’s smallest unit, so they can differ from the portfolio by a small amount.
This tool is an illustration calculated in your browser; nothing you enter is sent or stored. Your group’s own rules, your loan agreement and your regulator decide the real figures. SenteRail is software, not a lender, bank or adviser.
How unitising works
A unitised club divides what it owns into equal units, like a small unit trust. The first contributions buy units at a starting price the club chooses. After that, every contribution buys units at the portfolio’s value per unit just before the money goes in: the whole portfolio’s value divided by the units already issued.
Because the price moves with the portfolio, a member who joins after the club has grown pays more per unit than someone who started early, and a member who tops up in a poor month gets more units for the same money. Nobody is diluted and nobody is flattered.
Reading the result
A member’s ownership is their units divided by all units. Their value today is those units multiplied by today’s unit price, and their gain is that value less what they paid in. Because each member’s units are rounded to four decimal places and money to the currency’s smallest unit, the member values can differ from the portfolio by a shilling or so.
What this leaves out
Withdrawals and exits, management or custodian fees, withholding tax, and when dividends or interest are recognised are not modelled. How you value land, unlisted assets and member loans is a club decision that should be written in the constitution and applied the same way each time.
Keeping the unit register with the ledger
SenteRail keeps member contributions and statements together. This standalone calculator illustrates unit values; it does not calculate ownership in the product. Your club controls its funds and investment decisions.
